AC Repair FAQ: Miami Homeowners’ Questions

Straight answers to common questions about AC repair, installation and maintenance in Miami.

Common questions

Do you offer emergency AC service?

Our phone line is open 24 hours a day, 7 days a week. Call and describe the problem. See emergency AC repair.

Why is my AC running but the house won't cool?

Common causes include a dirty filter or coil, a failed capacitor or fan motor, a frozen coil, low refrigerant, or ductwork problems. It takes testing to tell which.

Why is my AC leaking water?

Usually a clogged condensate drain line or overflowing drain pan. Turn the system off and call. Our drain line guide explains more.

Is it safe to keep running a frozen AC?

No. Turn it off so the ice can melt, then have the cause found. Running it iced up can damage the compressor.

How do I know if I should repair or replace my AC?

Consider the system's age, how often it has needed repairs, the cost of the current repair, and how well it cools. We'll walk through both options. See AC replacement.

How often should I service my AC in Miami?

At least annually, and some owners do twice yearly given how long systems run in South Florida. See maintenance.

Do I need a permit to replace or install an AC in Miami-Dade?

In most cases, yes. Ask your installer how permitting is handled, and check your condo association's rules too.

How can I check that an AC contractor is licensed?

Ask for the Florida license number and look it up on the state's online license search before you hire.

Can you work in my condo building?

Often, yes. Many buildings require contractor registration, insurance paperwork and elevator reservations. See our Brickell page.

What size AC do I need?

It depends on the space's heat load, not just square footage. Windows, insulation, sun exposure and ceiling height all matter.

Do you repair or clean ducts?

Yes. We inspect ducts for leaks, damage and poor insulation, and clean them when it makes sense. See duct repair & cleaning.

How often should I change my AC filter?

Check monthly; replace when dirty. Many standard filters need replacing every one to three months.

Do you charge for estimates?

Ask when you call. Pricing for diagnostics, repairs and installations depends on the job, and we'll explain it before work starts.
