AC & HVAC Service in Brickell, Miami
Brickell is mostly high-rise living, and AC work in a tower isn't the same as in a house. We help Brickell condo owners, renters and businesses with repair, replacement and maintenance.

What makes AC service different in Brickell
Building rules come first
Most Brickell towers require contractors to register, carry insurance paperwork, follow work-hour limits and reserve the service elevator. Planning around those rules avoids delays.
Different system types
Some units have an individual split system with a condenser on a balcony or roof. Others use a fan coil unit tied to the building's chilled-water loop. Who services what depends on the building, so identify your system type first.
Tight mechanical closets
Air handlers are often in small closets with limited access. Filters, drain pans and float switches need to be reachable to be maintained.
Drains and shared stacks
A clogged condensate line can overflow into the ceiling of the unit below. Regular drain maintenance is cheaper than a water-damage claim.
Salt air and exposure
Balcony and rooftop equipment near Biscayne Bay and the Miami River sees more corrosion and wind exposure than inland units.
Short cycling and humidity
Condos with large glass areas and heavy afternoon sun load the system hard. If rooms feel damp or temperatures swing, airflow and sizing deserve a look.

Brickell AC questions
Do you work in Brickell high-rise condos?
Yes, we serve Brickell. High-rise work often involves building rules, so tell us the building and unit when you contact us, and check with your management office about approvals.
Who is responsible for the AC in my condo, me or the building?
It varies. In some buildings each unit has its own system and the owner is responsible. In others, the building supplies chilled water and the owner is responsible only from the unit's fan coil inward. Your declaration and the management office can tell you.
Why does my condo AC leak into the unit below?
Condensate drain lines can clog and back up into the pan or overflow. In a multi-story building, that can cause damage below quickly. Don't ignore a leak, and tell your management office if it affects neighbors.
Will the building let my contractor work any time?
Many buildings limit work hours and require a certificate of insurance, elevator reservations or contractor registration. Ask your management office early.
